Cash for Your Condo, As-Is

If your building is facing a milestone inspection, a reserve study or a big special assessment, selling can feel stuck. Buyers with loans often can’t close in buildings with unfinished repairs. We buy condos for cash, as-is, in Broward, Miami-Dade and across Florida.

  • No lender, so your building’s loan status doesn’t stop the sale
  • One clear offer that accounts for the assessment
  • We handle the association’s approval paperwork
  • No fees or closing costs; close in about 2–3 weeks

Why Condos Got Harder to Sell in Florida

After the 2021 Surfside collapse, Florida rewrote its condo safety rules. Here is what changed for owners:

  • Milestone inspections. Buildings three stories or taller need a structural inspection by December 31 of the year they turn 30, or 25 where the local building department requires it, such as near salt water. Then every 10 years.
  • Reserve studies and higher fees. These buildings also need a structural integrity reserve study every 10 years. Since budgets adopted on or after December 31, 2024, owners can no longer vote to skip reserves for structural items, so monthly fees went up in many buildings.
  • Special assessments. When inspections find repairs, or reserves fall short, associations often charge owners a special assessment, sometimes tens of thousands of dollars per unit.
  • Fewer buyers with loans. Fannie Mae won’t back loans in buildings with unaddressed critical repairs. If an assessment is tied to a critical repair that isn’t finished, the whole building can be ineligible. Hundreds of Florida buildings have landed on its “unavailable” list.

The result: fewer buyers can purchase, sales fall through at the last minute, and owners keep paying fees and assessments on a unit they want to sell.

What Happens to the Special Assessment When You Sell?

Amounts already due are usually paid at closing from the sale. How future installments are handled is part of our offer, so you know what you walk away with before you sign.

Is a Cash Sale Right for Your Condo?

If your building is in good standing, buyers can get loans and you have time, listing with an agent may net you more, and we’ll tell you so. A cash sale makes the most sense when the building has open repairs or a large assessment, buyers’ loans keep falling through, or you need to sell on a set date.

Speed
Cash offers are typically quicker than traditional home sales. There is no need to wait for a mortgage to be approved, which can take several weeks or even months. .

Certainty
Cash offers are usually considered more certain than traditional home sales because the buyer has the funds readily available and does not need to secure financing. This can help to avoid last-minute complications or delays in the closing process.

Simplicity
Selling a house through a cash offer can be a straightforward process. There is no need to make repairs or improvements to the property, and there is no need to stage the home for showings.

Flexibility
Cash buyers are often willing to close on a date that is convenient for the seller. This can be especially beneficial if you need to move quickly or are looking to avoid a long closing process.

Avoiding Foreclosure
In some cases, cash buyers may be able to help homeowners avoid foreclosure by purchasing their property quickly.

How We Buy Condos

Four steps, and we handle the association paperwork.

Step 1

Tell us about the unit. The building, the unit’s condition and any assessment, passed or proposed.

Step 2

We review the association’s documents. Budget, reserve study, inspection reports and the assessment details. Then you get a written cash offer, with no obligation.

Step 3

We handle the approval. If the association must approve the sale, we prepare and submit the application.

Step 4

Close and get paid. The association’s estoppel letter shows what’s owed, a title company handles the closing, and you get paid at closing.

We buy as-is. No repairs, no cleaning.

How fast can you close?

Usually about 2–3 weeks, depending on the association’s approval and estoppel timing.
