Code Fines Adding Up? You Can Still Sell

Code enforcement fines that grow every day, open or expired permits, or an addition that was never permitted can make a house hard to sell or refinance. We buy houses with code violations, code liens and permit problems for cash, as-is, in Broward, Miami-Dade and Palm Beach counties.

Unfortunately I had to sell my home after over 14 years and I had no idea how to begin. As fate would have it, Easy Home Buyer contacted me. After speaking with Elan, we were able to agree on a price and the ball was set in motion. Although I was feeling stressed about selling and having to move, I was also impressed by how fast and straightforward Elan was. Everything was going smoothly and I was starting to feel like I could get through this. Then we hit a snag. The house had been owner financed and for some reason, the lien holder was all but refusing to provide a payoff amount on my mortgage. I couldn’t believe it. I sent that guy a mortgage payment every month on time for over 14 years and he was doing this? My level of stress was through the roof. But through it all Elan provided so much support and reassurance. It felt like he really was on my side. It felt like he had an investment in me as well as the house. It was important to him that I was ok. I don’t know if I would have made it through without that. Well, Elan and the Title Company really put the pressure on the lien holder and he finally had to provide the information. Everything after that went exactly as promised. I was able to find a nice place and, although it’s an adjustment, I really like it. I can’t thank Easy Home Buyer in general and Elan specifically for all they have done. Sincerely, John Raimer

We had been trying to sell my in-laws former home for some time - it is a unique house in a secluded area and it needs a bit of work. From my first contact with Elan, the process was seamless. He was informative, knowledgeable and, most of all, patient with us! My 88 year-old mother-in-law had a difficult time letting go of her treasured home but Elan did an amazing job getting her through the process. Honestly, I was a bit apprehensive dealing with “house flippers” - we had been burned before - but I would recommend Elan and his company 10 times out of 10. A was a great pleasure doing business with this company!

Common Situations We Help With

Daily code enforcement fines. An overgrown yard, a damaged roof or fence, an unsafe pool or junk on the property. We buy before you fix it.

A code enforcement lien on the house. Liens are paid, released or negotiated at closing. Behind on taxes or other liens?

Open or expired permits. A past owner or contractor never closed out a permit. Title companies and lenders often flag these.

Unpermitted additions or garage conversions. Common in older South Florida homes. We buy them as-is.

An unsafe structure notice. Even if the city has started the process to condemn the house.

An inherited house with violations. We can work with you through probate. Selling an inherited house

How Code Enforcement Works in Florida

Knowing the steps helps you see where you stand:

  • A notice comes first. A city or county inspector issues a notice of violation with a deadline to fix it.
  • A hearing can set daily fines. If it isn’t fixed, a code enforcement board or special magistrate can order a fine for every day the violation continues.
  • Fines can become a lien. The order can be recorded as a lien against the property, and the amount can keep growing.
  • Liens must be handled to sell. The title company will require them to be paid, released or reduced before closing. Many cities in Broward, Miami-Dade and Palm Beach have a lien reduction process once the violations are fixed.
  • Permits stay with the property. Open permits stay on the record until they’re closed out, even if the work was done years ago.

This is general information, not legal advice. A Florida real estate attorney can tell you what applies to your situation.

Speed
Cash offers are typically quicker than traditional home sales. There is no need to wait for a mortgage to be approved, which can take several weeks or even months. .

Certainty
Cash offers are usually considered more certain than traditional home sales because the buyer has the funds readily available and does not need to secure financing. This can help to avoid last-minute complications or delays in the closing process.

Simplicity
Selling a house through a cash offer can be a straightforward process. There is no need to make repairs or improvements to the property, and there is no need to stage the home for showings.

Flexibility
Cash buyers are often willing to close on a date that is convenient for the seller. This can be especially beneficial if you need to move quickly or are looking to avoid a long closing process.

Leave the Violations to Us
We handle open permits, unpermitted work and code cases after closing.

How Selling a House With Code Violations Works

Four steps. You don’t fix anything first.

Step 1

Talk with us. Tell us about the house and any notices, liens or permits you know about.

Step 2

Get a cash offer. We look up the open permits and liens, then give you a written offer.

Step 3

Sign where you are. A mobile notary comes to you.

Step 4

Close and get paid. Liens and payoffs are handled at closing through a title company, and the rest is paid to you.
