Unfortunately I had to sell my home after over 14 years and I had no idea how to begin. As fate would have it, Easy Home Buyer contacted me. After speaking with Elan, we were able to agree on a price and the ball was set in motion. Although I was feeling stressed about selling and having to move, I was also impressed by how fast and straightforward Elan was. Everything was going smoothly and I was starting to feel like I could get through this. Then we hit a snag. The house had been owner financed and for some reason, the lien holder was all but refusing to provide a payoff amount on my mortgage. I couldn’t believe it. I sent that guy a mortgage payment every month on time for over 14 years and he was doing this? My level of stress was through the roof. But through it all Elan provided so much support and reassurance. It felt like he really was on my side. It felt like he had an investment in me as well as the house. It was important to him that I was ok. I don’t know if I would have made it through without that. Well, Elan and the Title Company really put the pressure on the lien holder and he finally had to provide the information. Everything after that went exactly as promised. I was able to find a nice place and, although it’s an adjustment, I really like it. I can’t thank Easy Home Buyer in general and Elan specifically for all they have done. Sincerely, John Raimer

We had been trying to sell my in-laws former home for some time - it is a unique house in a secluded area and it needs a bit of work. From my first contact with Elan, the process was seamless. He was informative, knowledgeable and, most of all, patient with us! My 88 year-old mother-in-law had a difficult time letting go of her treasured home but Elan did an amazing job getting her through the process. Honestly, I was a bit apprehensive dealing with “house flippers” - we had been burned before - but I would recommend Elan and his company 10 times out of 10. A was a great pleasure doing business with this company!

How Florida Handles Squatters

Florida changed its squatter rules in 2024. In short:

  • Owners have a faster option. Since July 1, 2024, an owner can ask the county sheriff to remove people living in a home without permission by filing a sworn complaint, if certain conditions are met. For example, the people can’t be current or former tenants, and there can’t be a pending court case about the property.
  • Tenants are different. If the person was ever a tenant, the regular eviction process usually applies. How to evict a tenant in Florida
  • Fake leases are a crime. Presenting a false lease or deed to stay in a home is now a crime in Florida, and causing serious damage while living there unlawfully is a felony.
  • Don’t take matters into your own hands. Changing the locks, removing belongings or shutting off utilities can create problems for you. Work with the sheriff or an attorney.
  • You can sell with them still there. A cash buyer can buy the house occupied and deal with the removal after closing.

This is general information, not legal advice. A Florida real estate or landlord-tenant attorney can tell you what applies to your situation.

Speed
Cash offers are typically quicker than traditional home sales. There is no need to wait for a mortgage to be approved, which can take several weeks or even months. .

Certainty
Cash offers are usually considered more certain than traditional home sales because the buyer has the funds readily available and does not need to secure financing. This can help to avoid last-minute complications or delays in the closing process.

Simplicity
Selling a house through a cash offer can be a straightforward process. There is no need to make repairs or improvements to the property, and there is no need to stage the home for showings.

Flexibility
Cash buyers are often willing to close on a date that is convenient for the seller. This can be especially beneficial if you need to move quickly or are looking to avoid a long closing process.

No Need to Remove Anyone First
We buy the house occupied and handle the people living there after closing.

How Selling an Occupied House Works

Four steps. You don’t have to remove anyone first.

Step 1

Talk with us. Tell us about the house and who is living there.

Step 2

Get a cash offer. You get a written offer. If we can’t get inside, we can often make one from the outside and public records.

Step 3

Sign where you are. A mobile notary comes to you.

Step 4

Close and get paid. A title company handles the closing, and we deal with the occupants after closing.
